EXTERIOR CLADDING is an extremely important element of any home or business. It ensures the interior environment is controlled and provides a healthy living or working space for its occupants. Cladding systems are getting more and more complex as our needs and technologies become more demanding. One of the most common problems we face today is mold growth inside wall cavities due to high levels of moisture. One reason for this is due to poor or complete lack of insulation which in turn causes the dew point to occur within the walls instead of outside of them. Dew point occurs when air temperature and relative humidity strike a balance and the air cannot contain the large amount of moisture causing tiny water droplets to be formed. This usually occurs on plywood - a perfect environment for mold growth. Every time an HVAC system is turned on or an outside wind causes a pressure imbalance inside the home, air is disturbed and carries mold inside the home where it is inhaled by its occupants. This causes many health problems such as allergies, skin irritability and even cancer. One simple solution is to insulate the outside of a building. This draws the dew point outside the wall cavity, preventing any moist air from turning into water droplets. CURRENT STANDARD for exterior stucco is EIFS, Exterior Finish and Insulation System. It is essentially rigid insulation (styrofoam) coated with a cementitious base and reinforced with fibreglass meshes, topped with a paint-like material that provides a water resistant coat. There are also non-insulated or DAFS options as well but we always encourage our clients to insulate however much they can as this will lower their energy bills and provide a healthier environment. EIFS is a great way to insulate your home or business without the mess of tearing up the walls from inside! A typical 2" thick foam will yield an insulation value of R9! A typical newly built home may have an R-value of 19, but 25% of that wall is uninsulated due to the studs acting as thermal bridges! A thermal bridge is usually any material that helps the transfer of heat, in this case the heat is bypassing the insulation which is supposed to prevent heat transfer and going right through the wall. This happens both in winter and summer but the heat flow is reversed. In both cases it results in energy loss and higher energy bills.
